When choosing the location of your new home, it's important take into consideration existing and future infrastructure that will potentially affect the value of your home over time. Facilities such as schools, shops and public transport are attractive to have nearby, so it's good to know what's coming up in the area you're looking to build in.
You may also want to look into capital growth rates, as well as a detailed suburb profile of existing residences in the area. This information is available from many land developers, local councils and industry websites.
Choosing your ideal homesite

It's important to remember that a home is basically an improvement to the land it's built on! In most cases, future growth will come from the land and its location, so it's a good idea to allocate approximately 60% of your budget towards the purchase of land.
When selecting a lot try and choose one that is relatively flat and sandy. Sloping sites and different soil types such as clay will increase your site work costs significantly. The width and length of your lot will also determine what type of home you can build.
